Estate internet listings are a great way to research current
Homes activity. In the first stage, when a buyer is
"thinking" of buying a home (usually before being
pre-approved) we encourage looking through internet listings to
inform them how much homes are selling for in certain areas.
This will help to understand current market conditions and home
pricing.

may seem like a great way to find your next home. It’s easy,
convenient, and there is no pressure to buy. However, the
problem with using internet home searches is that many of these
internet listings are already sold, or may look great outside
(usually the only photo of a house on the internet) and is not
at all what you're looking for inside. Also when using the
internet, there is usually a delay in posting new listings and
updating their status. For example, a home that is sold and put
into escrow, could still show as active on the internet. This is
because on the internet, home search systems are rarely updated
in a timely manner. However, on a professional system (like the
MLS that only Realtors have access to) the information is
updated by the minute.
